Property summary

Set amidst hectares of vines and orchards this property is quite isolated and yet within 5km of the beach at Argelès-sur-Mer. Offering 270m2 of living space comprising: 5 double bedrooms, a huge lounge with cathedral ceiling and large gardens with automated pool.

Originally built in the 1970’s then doubled in size and modernised in 2002 this property occupies an enviable position just outside the village of Saint André; set off a quiet country road the house is completely private and non-overlooked. The large garden is well established with a number of mature trees while the whole property perimeter is lined with hedges, trees, wall and fence, ensuring that no animals or children can get out (or in). Approached via automatic gates the driveway arcs through the garden to a broad turning circle with fountain in the middle just by the front of the house; to one side is a large double garage with ample parking for dozens of cars should the need arise. A few steps lead up to the wide wooden front door that opens onto the entrance hall with staircase ahead leading up to the tower room.

The entrance hall gives on to a huge open-plan living room, dining area and kitchen – with double-height ‘cathedral’ ceilings, large fireplace, exposed beams and many large windows this room is light with a wonderful sense of volume. French doors open onto the external terrace with inset Bbq and lots of room for outside eating/entertaining, two steps lead down to the garden that wraps around the whole house. The kitchen is at the other end of the main living area, it is fully fitted with ample work surfaces and electric points plus plumbing for main appliances; to one side is a large larder/laundry room (buanderie) with lots of storage space and room for freezers, washing machines etc. A drop-down ladder leads up the attic which has enough head height to be transformed into further accommodation should it be required.

An internal corridor leads away from the day part of the house to the sleeping area – five double bedrooms and two bathrooms (one ensuite) are available, all bedrooms have large windows looking out to the garden while some also have built-in wardrobes all have lots of space to insert additional storage space should it be needed. Above the master bedroom suite is the tower room which makes a perfect office space with pleasant views over the garden and adjacent fields– broadband Adsl is available.

Outside the gardens run all the way around the house and have been planted with a variety of local trees and bushes while the majority of the ground has been laid to lawn; the property has a forage (bore hole water) exhibiting strong pressure and which could be used to automatically water the garden (not currently installed). This water is used to fill the swimming pool that measures 10 metres x 5 metres and benefits and electronic sliding cover to assist with keeping the water warm, aiding in security and keeping the water clean. All pool machinery is housed in the adjacent pool house featuring automatic Ph and salt sensors in addition to the pumps, filters and other sundry equipment. At the other end of the property is the double garage – featuring an electric up-and-over door as well as a side door the garage is currently used for storing garden machinery and as a workshop although it would also happily accommodate two vehicles!

In summary, this is an excellent permanent or holiday home in a brilliant location – secluded and off the beaten track with lovely views of the Albères Mountains and Mount Canigou itself and yet it is only a 15 minute walk into Saint André or a 5 minute car journey down to Port Argelès or Le Racou beach. A great family house in a smashing spot.
