Property summary

A unique property for nature lovers in an authentic medieval atmosphere. This Mas has many possibilities: the restored main house with panoramic views, partially renovated outbuildings, 2 Gites, 580 m² (1700 feet²) ready for habitation, plus 500 m² (1500 feet²) barns, and a building to renovate. Absolutely quiet, in the middle of nature, independent water sources, clean air, nice climate in the mountains, with the Mediterranean Sea at 25 miles / 40 kilometres.

Inside and outside the natural stone granite is visible. Around the door openings big hewed granite blocks, some with dates and inscriptions, and the wooden ceilings are ages old. Under the house are still authentic stables. Big rooms, lots of space. Terrace with view on the valley and the mountains till Spain.

This magnificent house lies in the Eastern Pyrenees, the sunniest area of France, 1000 metres high on the Massif du Canigou, the holy mountain of the Catalans, with many hiking trails directly around the Mas (Gr10 passes at 1000 feet from the house).

5 ha (12 acres) of land: forest with big blocks of granite and open terraces, with state forest as the neighbour at the south and east side. North there are many hectares of land for sale; it is now abandoned land (forest and meadows) with sometimes cattle. It is protected land, so no construction possible. There is a property (holiday house, English people) relatively nearby on the south-west side of the Mas.

There is a dirt road of 1 ½ miles / 2 kilometres leading to the house.

On the property lies a cromlech, an enclosed (rock and stones) area where the Druids held their ceremonies, and a dolmen a little further (not on the property). A cable goes from the house to the cromlech for electricity to an outside music installation.

The property is situated 6 miles from a mountain village and the school, half an hour from Arles sur Tech, 45 minutes from the Autoroute and an hour by road from the Mediterranean Sea.

Water: there are two sources with water tanks of 3200 and 2000 litres. In 2007 water is drilled at depth of more than 100 metres, this gives at least 1800 litres an hour, which is remarkable in this dry region. There is a water tank of 10,000 litres; the installation is new (2008).

The water of the water heater (400 litres) in the main house is heated by solar energy, installed in 2007. In the two Gites electrical water heaters.

Big septic tank (for 25 persons).

Heating by woodstoves and electric radiators. The house has large walls, therefore it keeps relatively warm in winter and cool in summer.

The Main House

Big building of 500 m² (around 1500 feet²), three storied, renovated. Big rooms with high ceilings.
The house is built on rock: first floor is on the north side ground floor. Three stories of each 200 m² (500 feet²). 15 rooms, 2 kitchens, 1 big bathroom, 4 toilets, 3 showers.
Big terrace south, with panoramic views till Spain. You just hear the mountain stream below.

Inside and outside the granite stone is visible. The renovation of the house is done with respect of all the medieval details, the openings of windows and doors are all hewed, some with dates (1668 – 1731).

A big room on the ground floor (‘the Medieval room’) has an authentic floor of stone tiles (like some old churches), a stone kitchen sink and cooking area and a big fireplace.

Everywhere in the house, the worked wooden ceilings date from the Middle Ages.

This spacious house has two entrances, one on the ground floor (at the north side), another on the 1st floor (at the south side).

Gite 2: Hermitage
Stone house, 36 m², with 2 levels. Renovated in 2005. Lounge / kitchen / dining room. Wood stove. Tiled. First floor: sleeping room and bathroom (Toilet, shower, washbasin and water heater). Wooden floor, bathroom is tiled.

Fourth house (renovation still to be finished)
Stone house of 63 m². Many window openings and panoramic view. Underneath are old stables. Concrete floor above stables, a second storey is possible. New roof (March 2008) isolated and finished with chimney. Water, electricity and plumbing for water for kitchen, bathrooms etc. Waste pipes already installed to the septic tank.

Fifth House, small but bigger than Gite 2 (to be renovated completely)
Stone house with storey. Water and electricity.

An open barn 70 m², and another big barn, and lots of space (old stables) underneath the main house and the terrace, partially to renovate.

There is a biological vegetable garden, fenced and with water tap.

The 5 hectares of land is a mix of terraced gardens, woodland and meadows; many trails leave the house for hiking, mountain biking or horse riding – the current owners have 6 horses. The views from the property are spectacular.
