Outside there is a very Large Terrace with 2 x 8 Foot Canopies (attached to the front of the House) to keep you cool whilst eating "Al Fresco". A Stone B.B.Q. with Chimney is at one end of the Terrace. The Terrace looks out over the Swimming Pool , Lake and Grounds and there is an Ornate step feature down to the driveway which incorporates Piers and Balustrading - the steps are inset with the same tiles as used for the Patio surrounding the Swimming Pool.
Swimming Pool is 8m x 4m with Roman Steps which are in addition to the pool size (there is enough room for 4/5 people to sit on the steps). The pool has a shallow end which is staggered to the deep end, but for safety there is a shallow depth all around the inner edge. The pool has a Heater and Lighting and has Salt Water Filtration (more economical than Chlorine and less maintenance). There are no "unsightly" boxes around the pool terrace as the Filtration unit is housed in the Steps at the Deep End and the Heater is outside (away from the pool). The Filtration System also has a Panel which can be programmed to come on and off when you want. There is a Summer Cover on a Roller. A wall of Balustrading finishes the Patio area.
Patio Area is really Large and is finished in Cream coloured paving - edged at one side by Balustrading and the other by a Mediterranean Garden (easy maintenance and no dirt / earth to blow into the pool). At the end there is a Grass Bank which slopes down to the Lake. A step at the other end takes you to the Terrace.
Swimming Pool Cover is rigid and totally encloses the Swimming Pool and Patio area - allowing you to have tables, chairs and Sun Loungers inside - you can also stand upright. This enables you to swim all year round and also in the event of inclement weather you can still have your dinner party outside by the pool. When the Sun Shines the Cover just slides back - totally free of the pool and beyond the summer cover and steps in the deep end. The Cover has 2 locking doors - so you immediately comply with Health and Safety Regulations in France (there is a document to prove this). The Pool house also acts as a Conservatory for your Exotic Plants in the Winter - just wheel them in until the weather is right.
Garage has power and light inside and power, light and water outside. There is a a Remote Control up and over door. There is a window to the side of the Garage.
Outbuildings currently used for Gardening Equipment, Ride on Mower, Fishing Gear, etc. When people come to France for some reason they all think they need large outbuildings - what for - fine if you have animals - overwise they just sit there - normally an eyesore and then fall down!!
At the bottom of the plot is a Natural Lake which is really beautiful with lots of trees around it including a Weeping Willow. Hidden in the bank of the Lake is a Concrete Shelter which is one small room (you would never know it was there) it was built for the family to flee to during the war and has lots of shrubs concealing it. A Jetty extends out into the Lake, just in case you fancy a more natural swim!! The Lake is stocked with various fish including Carp. No need to worry about flooding , there is a concrete gated sleuce - if the water gets higher than the sleuce gates it falls away into a concrete chamber at least 10 feet below, really well planned.
Just by the Lake is a Well and even in the hot summers this Well has never dried up, it has a drain away to the lake.
To the side of the Driveway is a Pond Feature which starts off high in the Garden via a Hand Maiden with a Pitcher in a Pond and flows down via several channels to another Pond, this Pond then overflows to a further Pond and the water is then re-cycled back to the Hand Maiden. This feature I should point out we have never had working since living in the house (all the electrics and pipe work is in place, but it is something we have not got round to), but this is the concept. Even without the water flowing it is a very nice feature in the grounds.
The Driveway is very large with parking for numerous vehicles and also turning room. The Driveway is accessed via Double White Gates with Piers either side and an Ornate Wall. There is an Intercom Entry System on one of the Piers (a picture is shown on a Monitor located in the Kichen which also has a Telephone). The Driveway is gravelled. In the Driveway are 2 x Very Ornate Lamps, they are White Metal with three ornate round ball lights on each of them.
There are several Electrical Sockets in various places throughout the grounds (protected of course).
Normally in France when you have large gardens a lot of the land is Cow Grass and unless you have animals you can do nothing with it, unless of course you are willing to spend a lot of money in landscaping it. This is not the case here, there is Landscape Garden covering the whole plot. There is a beautiful area in front of the Lake which is mainly lawn with fruit trees (Apple, Peach, Apricot, Plum, Pear, Cherry, Nectrine) and then an assortment of Conifers, Blue Spruce, Silver Birch, etc. The Lawn rises up to the swimming pool and also goes all the way round the Lake, so you just sit on the mower and go round. Nearer the house and beyond the Pond area is a Rose Patch and beyond that a further area of lawn, here you will find a huge Walnut Tree and then on to the Vegetable Patch (to serve the Vegetable Patch there is a large Water Butt) and Washing Line area. The garden at the rear of the house is also lawned.
There are lots of sHrubs in the garden including Hibiscus, Yakka, Quince, Forsythia, Mimosa , too many to mention. There is a patch for Raspberries and Red Currents and also a Heather Garden and by the lake in the summer a large patch of White Marguerites bloom every year.
Around the whole plot is a fence as well as well established conifers and laurels giving you total seclusion as well as evergreen all year round.
The Filtration System constantly re-cycles the air within the property. Beneficial for everyone especially Asthma sufferers.
Windows and Glazed Doors are all Double Glazed Upvc.

There are Ornate Shutters on all Windows and Doors at the front of the house and Electric Shutters on most Windows (to the rear of the house, garage, lounge and doors). There are also Screens on most windows - which is great for those Hot Summer nights when the lights attract the moths, etc. Also enabling you to open the windows whilst sleeping, etc.
This house could easily be converted into a House with a Granny Annexe or a House with a Gite and if you chose the latter the Swimming Pool and Lake would be a great asset in luring people for a Country Holiday with Extras!!!
The approach road to the House is made up and cared for by the French Government - all verges are cut, grass mowed and ditches cleared regularly.
The House is located 3.5 kms from every kind of shopping you will ever need, food stuffs, Pharmacy, D.I.Y., clothing, gifts, a garden centre, pet shop, haberdashery, Doctors Surgery, Vets and much more and a further 1.5 kms takes you to the nearest main town of Bressuire which has a Chateau - there are bars, restaurants, more shops. Post office, banks, travel agents, Hospital with an A & E Department, etc. The local village is a walk away with its own school , beautiful church and the Mayor (who will assist you with anything you want to know). There is also a bus which will take you to the town and a School Bus to take the older children to School or College. You can even have your French Bread delivered daily by the Local Boulanger
The beaches of La Rochelle and Les Sable d'Olonne are 1hr.30 mins. Poitiers Airport (Ryanair) is 1hr.20 mins and also the Airports of La Rochelle (Flybe, Ryanair, Easy Jet) and Nantes (Ryanair) are 1hr.30 mins. We are in what is described as the Micro Climate of France, the second Riviera in Department Deux Sevres (next to Vendee)!!!
