Importantly but without detracting from the main house, the buyer also has an option to purchase a small garden in front of the house (marked as parcels 355 and 356 on the plan) which can be kept as a garden or developed into a house as it has planning permission for a small character 3 bedroom house. Needless to say this development does not affect the views from the existing house (restricted height in the planning application). The price for the land is £35,000. If the land is not purchased then I would intend to develop it myself at some point in the next 5 years per the plans when means permit (I have drawings of the house for those that are interested)

Bonvillaret village is almost unique in its quiet and sunny location. It is totally unspoilt with no new development areas, an old church and a Mairie. There is no shop or bar and there are about 80 inhabitants whose main occupation traditionally was farming, very french. People have a Pernod with their neighbours as opposed to go to a bar and everyone seems to help each other out. Relatives through the generations are buried in the local cemetery etc with family traditions passed down. The nearest shopping community is Aiguebelle which is 8-10 minutes downhill, with shops, restaurants, bar, cinema etc. Aiton is similar distance down the other road from the village. The roads are cleared twice a day in the winter when there is snow. Please do not drive off the road on the way there, it is all to easy to be distracted by the scenery. The house itself is at c.700m with breathtaking views to the south east up-valley towards Italy and to the south across the valley

Winter and summer activities

Skiing: 3 Valleys, 25mins, accessed by Orelle lift (relatively unknown lift to Brits, used by French and Italians) – continue down A43 towards Frejus tunnel, half way between exits 29 and 30 is a town called Orelle which has a Gondola followed by a chair which takes you into the top of Les Menuires and Val Thorens – lift time 11 mins. The Maurienne Valley is also full of small French resorts which the Brits have never heard off, suggest you look at a detailed map for places like (in geographical order heading south) Longchamp 1650, Albiez, Les Karellis, Valloire, Valmeinier 1800. I have missed out about 10, there are plenty to chose from for all standards according to the weather, the off-piste and touring is fantastic. There are also lots of mountain huts (some of which are manned) for the adventurous in both winter and summer. More skiing: Chamonix 1hr over the pass (open in Winter) from Albertville via Ugine, Tignes and Val D’Isere on past Albertville 1hr 15mins. La Grave (past Grenoble to the south) is 1hr 30 mins, Sestriere in Italy is only 1hr30. Central location is superb for exploring different places. The head of the Maurienne Valley having one ridge between it and Val D’Isere/Tignes (Col de L’Iseran 2762m to Bonneval), one ridge to Italy (Frejus/Argentier 3046m) and one to La Grave/Les Deux Alpes/Alpe D’Huez area (Col du Galibier 2642m). Turin is 155km through the Frejus tunnel

Summer: biking (Tour de France goes through the valley), walking (2484m Grand Arc above village, 2-3 day traverse walk to Longchamp), kayaking, climbing, parascending etc etc.

There are resident kites, buzzards, chamois, wild boar etc etc, you will be woken by the birdsong!

Chambery 25mins, Grenoble or Lyon 1hr, Geneva 1hr20m. Small gliding / flying / parachuting club airfield 10 mins


Train

Tgv 15 mins (either St Jean De Maurienne which you passed on the way to the Orelle lift, or Chambery or Albertville 20 mins)
