This property is perfect for just moving in and enjyoy living the French Life, or a investment opportunity to extend and renovate.
Set in its own small hamlet in outstanding countryside close to the lively and friendly village of Melrand with it's many amenities. The town of Melrand is a quaint place with a shop selling sundries, a bakers shop, a post office, a restaurant, and a local bar, the people are very friendly and throughout the the summer months in particaular lots of local activities and events take place like singing, a band in the square, dancing, eating outside, and many other activities, if you so wish to partake
There is also a small town to the west of Melrand called Bubry, (10 Mins in car) which has a supermarket and a 24 hour garage, this is where we go to get our local food, but this town also has a post office, bar and a hairdressers.
The 2 main towns one called Baud, is approximately 7 miles to the south of Melrand (20 mins in car) has a large supermarket and an Aldi's, with a large garden centre and large diy warehouse (Equivalent to Wickes in England). The old town of Baud has the usual restaurants, cafes. Shops, bank and on one day in the week they have a small market.
The other town called Pontivy to the North of Melrand which is 10 miles by car (25 mins) is very much larger and again has supermarket, Lidl, Aldi's, Diy shop and a large oldy worldy quaint town with many shops bars and cafes, and on a Monday boasts a large market in the main square car park selling everything from bric-a-brac, to meat, clothing and even livestock.
I have added some more photos of the garden which comprises of a courtyard area and a seperate area to the right which for the the last couple of years we have dedicated to growing vegtables for a bit of fun.
The front of the house has a large garden which was neglegted as is was north facing, but we have just recently tackled this and cut it all back to a suitable grassed area, to the left of the property down the hill opens the area opens up into a massive apple orchard where originally it was a working apple orchard where they used to produce there own cider. Although most of it has been cleared now there still remains 3 trees, there is also a beautifull walnut tree which fruits every 2 years, Right next to the orchard is the farmers wheat field.
The area itself lf is surounded by many beautiful forest walks ideal if you have dogs most of which have shallow streams running though which are literally five mins away and there is a local rambling club which will introduce you to some of these beautiful walks, just outside Melrand itself is a very beautiful lake which you can walk around.
We are open to offers, and it is just a shame that in my opinion that the pictures do not justify the actual view of the property and the grounds, (and area itself) but do feel free to enquire about this vast property with it's many opportunities.
