The property comprises on the ground floor: a front door opens into a large entrance hall with wooden floor and high ceiling. The kitchen (22 sq m) has a wooden floor (needs repairing) and a pair of glazed doors that open to the rear garden. The additional reception room (37 sq m) has a wooden floor and three large windows to the front courtyard. To the rear of the hall is an impressive staircase set in a tower that rises to the first and second floors. First floor: a arge landing provides access to five rooms (13 sq m, 13 sq m, 16 sq m, 20 sq m and 44 sq m). All of these rooms have wooden floors and two of them have fireplaces. At the end of the hall is a large bathroom. All of these rooms will require some attention (mainly just decorative). Second floor: The staircase continues to the second floor. Up here are five rooms and a Wc. Two of the rooms are separate (15 sq m and 23 sq m) and the remaining three form a suite of interconnecting rooms (30 sq m, 56 sq m and 31 sq m). This is a large and attractive house. It does require some work (mainly decorative - but will need a new kitchen and the bathroom to be finished). For the price it is good value given its proximity to Cognac - but for some this may be a drawback as its outlook is marred by a number of industrial buildings. If was anywhere else it would be twice the price. Located on the outskirts of Cognac. Cognac is an attractive medieval town famous for its high quality brandy. It is situated in the second sunniest region in France, on the banks of the River Charente and is made up of narrow cobbled streets and elegant Renaissance facades with numerous shops and cafes. Guided tours of the distilleries are possible, in barges and small trains, boat rides, fishing, canoeing and kayaking are available on the river and there are numerous festivals throughout the year (including the Grande Champagne exhibition). The Ancien Chateau (former home of King Francois I) is also a beautiful sight to see. La Rochelle airport (with low cost airlines to London, Bristol and Ireland) can be reached in 70mins.
