In the heart of a lovely village, in the North of the department Hautes Pyrénées, this ancient mill, built in the Middle Ages, attached to a house of 200 m² on 2 levels is located on the banks of a small canal, on a plot of 350 m² with an outbuilding.
Remaining from this ancient mill, probably built by an Order of the Temple, are two well preserved stone arches and a reach with a good flow. The mill has been converted into a "power plant", one hundred years ago, so there is no millstone nor water wheels to see. However, it is listed on the Cassini maps, meaning that it still enjoys the water rights to be put back in operation.
Adjoining the mill, on the north side, the dwelling house built in more recent times, offers two flats of 100 m² each including a living room, three bedrooms, a kitchen, a bathroom and a toilet. One of them located on the ground floor, the other one upstairs.
Attached to the house is a 200 m² outbuilding, harmoniously completing the main building. A beautiful stone arch separates it from the house and provides access to the inner courtyard and the garden, at the back of the house.
This property in good condition, with a homogeneous overall appearance. The roofs are made of Mediterranean tiles, the ochre walls don't show the different periods of construction.
The two flats, fitted out in the 80's, don't have double glazing, but they are well insulated and offer a good living comfort with electric heating and fireplace insert. The sewage is connected to the mains drainage.
But the history of this mill should not end here. It offers to its future owners many opportunities to become a charming residence, be turned into a restaurant, a self-catered lodging, a guest house to accommodate the many visitors of this beautiful region, 15 minutes from Marciac and the Jazz Festival, on the route of the pilgrims to Santiago de Compostela.
It could also be put back in operation as a hydroelectric turbine.
This ancient mill is located 30 minutes from Tarbes, an hour from Pau and Auch, in a privileged location close to Marciac and its Jazz Festival, Nogaro and the racing track, the vineyards of Madiran and the many good restaurants of the area, 1h30 from the best ski resorts of the Pyrenees, 2 hours from the Atlantic Ocean and from Spain.
