Descritivo geral:
This pretty late 19th century plastered stone house with 2 bedrooms and 120m² of living space has, without a doubt, a lot of character. It is located in the heart of a small hamlet in the quiet town of Vicq-sur-Breuilh, about twenty minutes from the centre of Limoges. Very well maintained and, having benefited from a complete renovation, it is ready to receive you without further delay. House and attached barnWe enter the house on the north-west side directly onto a simply fitted kitchen (~25.5m²), with a new pellet stove installed in the large stone fireplace. A patio door gives access to the south-east facing rear garden. The exposed staircase leads to the first floor and a stairwell leads to a small cellar located under the adjoining dining room. The beams of the old cob walls have been preserved to preserve a symbolic separation from the adjoining dining room (~17.5m²) on a solid chestnut floor and with a fireplace, here decorative, although the flue still exists. From this room there is access to the adjoining barn, which has been converted into a bright living room (~26.5m²), whose exposed stone interior wall is beautifully highlighted. On the first floor, a large landing (or an office) of about 14m² leads to a shower room (~5m²) and a separate toilet (~1.3m²), then adjoining a first bedroom (~17.5m²) with a wardrobe and a storage room for the 200-litre electric hot water tank, and finally, a large bedroom (~17m²) in the attic of the old barn. From the landing, a stairwell leads up to the convertible attic of approximately 11.5m². From a technical point of view, the electricity and plumbing have been completely changed, as well as all the doors and windows, the walls have been lined and insulated, a pit all up to standard and a brand new pellet stove have been installed. The garden and outbuildings The gable walls of the buildings form the cadastral boundaries of the property, and the garden can only be accessed by passing through the interior of these buildings. The land, with a surface area of 478m², is fully fenced, with a front garden with a low stone wall topped by a fence and a double gate. It is easy to park 2 cars, one of which is under the existing carport. This wooden structure, attached to a high stone wall on the north side, has a fibre cement roof. Of course, it is possible to enlarge this structure, subject to authorization, or to transform it into a real garage. Adjoining the house, there is access from the rear garden to the former functional bread oven, whose bakehouse has been converted into a laundry room (~5.5m²). On the other side of the garden, a lean-to with a steel roof is used to store wood and a closed room is used to store pellets for the kitchen stove. The rest of the garden is landscaped with squares surrounded by borders and small passageways. A tall cedar hedge separates it from the neighbouring garden behind. Access and amenitiesThe village of Vicq-sur-Breuilh, of which the property is a part, has useful and necessary amenities (bar, restaurant, inn, etc.) and public services (nursery and primary schools, post office, etc.). The nearby village of Magnac-Bourg also offers a supermarket, a petrol station, a garage, etc. The southern shopping area of Limoges is 15 minutes away and its international airport is about 35 minutes away.
