Property summary
Beautiful white stone farmhouse , sympathetically renovated, five minutes from the medieval bastide town of Cordes sur Ciel and 15 minutes from the Unesco world heritage town of Albi. Set in an acre of grounds, the 11-room property benefits from a 12x6 metre saltwater swimming pool and a range of barns and pigeonniers which would be ideal for creating additional living accommodation, a gite complex or separate house or houses.
Perching on the edge of a valley with spectacular views, in the region’s famous ‘Golden Triangle’, the house offers a vast 350m square living space with the possibility to create more living space of up to a further 400m square in the barns. The current living space offers a study (9msq), living room (40msq), hallway with utility (12msq), dining room (40m sq), kitchen (10m sq), master bedroom (40m sq) with en-suite bathroom (9m sq), landing (12m sq) and a further two double bedrooms and bathroom. There are three other large bedrooms for renovation.
The main house is dated 1892, though the barns and other parts of the property date as far back as the 17th century. The former farmhouse retains the original tile floors, large stone fireplace, and a wealth of exposed oak beams and stonework. The modernisation of the property includes a fully equipped, Schmidt kitchen with granite work surfaces. A new drainage system with septic tank and sand filtration system was installed and certificated by the local authority in 2012.
Outside there are lawns to the sides and front of the house and a further area of garden, complete with a source and well. The gardens feature a huge walnut tree, numerous fig trees, willow trees, box hedging and a number of mature oak trees. The swimming pool, which is enclosed with approved security fencing in line with French law, has a large tiled and decked ‘plage’ area with commanding views over the countryside. There is also a car parking area with space for several cars.
The house is in a hamlet with two other houses from which it is shielded by the barns to the rear and side, thus enjoying a high degree of privacy without being isolated. To the south-facing front, beyond the gardens there is open countryside leading down to the valley providing uninterrupted views.
The village of Virac, with its own school, church and mairie as well as vineyard and ‘cave’ is one kilometre away. The beautiful medieval town of Cordes sur Ciel, with a full range of shops, bars, restaurants and services, and voted France’s favourite village in 2014, is a five minute drive; the larger town of Albi, a Unesco world heritage site with its world-famous medieval cathedral and town centre and a complete range of shopping and services, is 15 minutes; the city of Toulouse is a 45 minute drive.
This is one of the most favoured regions of South West France where properties like this rarely become available. An early viewing is strongly advised to avoid disappointment.
