Tarn & Garonne, Southwest France:
The house is set in a highly-prized rural location with its own land, yet within very easy reach of the riverside market town of Saint Antonin Noble Val.
St Antonin has everything you need within 10 minutes by car - supermarket, cafes, restaurants, cinema, and a bustling Sunday market.
St Antonin has been featured in "Charlotte Grey" and more recently "The Hundred Foot Journey" starring Helen Mirren.
It was also voted the 3rd Best Village in France (2015).
Surrounding Area:
The shops, bank, restaurants and the wonderful Sunday market of Saint Antonin Noble-Val are only a 5km drive away. There are plenty of walks with glorious views and many medieval sights to visit locally and in the surrounding region. There is a picturesque footpath that goes down to the village from the house.
There are numerous activities in/on the river Aveyron during the warmer months including kayaking. There are also other activities associated with the Gorge d'Aveyron, including rock climbing and paragliding.
Saint Antonin Noble-Val is a 15 minute drive to the A20 autoroute providing quick access to Toulouse and its airport at Blagnac. There are also airports at Rodez and Bergerac providing excellent transfers. The South coast and the Pyrenees are only 3.5 hours away.
Additional Buildings:
There are two stone farm buildings which are currently housing goats. The larger one has a water and electric supply and has been completely re-roofed. It could be used as a studio or similar. It has the original wood fired bread-oven in the back.

Convenient - we are 6km from Saint Antonin Noble Val, 1 hour 15mins from Toulouse Airport
Soil quality - the property is on the Causse ( a limestone plateau) which benefits from good, well drained soil, unlike the valley which is clay
The main house is slightly on the north side of the slope which keeps it cool in summer
The house is built directly onto the Limestone - no risk of subsidence

Water - Saint Antonin bottles and sells its mineral water, the water that the town supplies for drinking doesn't come from the same source but it is similar and it is softened by the municipality. Our water supply is metered.
Walking we have spectacular walking routes on the doorstep - no need to take the car (applies to cycling)
Renovated Roof - We replaced the entire roof of the main house in 2006 - the new roof has three layers of waterproofing, multi-layer insulation, glass-wool insulation and new tiles (whilst retaining the character of the old woodwork).
Underfloor heating - the kitchen/dining room/ sitting room has underfloor heating (a hot water system run by the gas boiler)
