The current roof over the terrace needs to be completely removed and replaced according to the instructions of the Bâtiments de France. Cost estimates around 17 000 euros. There is no way around this, unfortunately, hence the selling price. Please do not visit if you’re not prepared to do this.
Big House was completely rewired and re-plumbed about 5 years ago and a new hot water tank fitted 2 years ago. There is still some lime plastering to do on the ground floor and 2nd floor, and some sockets will need to be put back in place. The kitchen and living room have been completely re-plastered, using lime plaster. There are two new bathrooms and a fabulous Farrow & Ball painted kitchen with Smeg fridge and Bosch gas hob. Both first floor bedrooms are freshly decorated. Again, Farrow & Ball and/or Little Greene paint. One bedroom has its own balcony, the other a huge terrace across the landing. The main bedroom also has is own separate dressing room, with large fitted wardrobes. There is also a large attic, part of which has been renovated. There is a second staircase for these two bedrooms, between the attic and the snug. The main staircase leads from the kitchen up to the terrace, main bedroom (which has two entrances) and second floor. Radiators are available for all rooms, but have not been fitted yet, pending finishing lime plastering. There are two huge landings, which could be used as extra sitting rooms or improvised guest rooms. There is a” snug “ on the ground floor, with fireplace and access to the courtyard.
“Little House” has a separate kitchen, large sitting room and dining room, laundry and shower room on the ground floor. There is a large bedroom, landing and toilet on the first floor and a large, insulated attic that could easily be converted into two more bedrooms.
We are selling because of retirement, and have run out of energy and funds!
The houses really are beautiful, but we’re forced to sell. Big House is not for the faint-hearted, as there is work to be done, but it is really stunning. Little House could easily be rented out as is, though Big House would need to be finished.
There is no parking, but the free car park at the public library is only 100m away.
Airvault is about 25 minutes’ drive from the nearest large town, but has its own village shops (grocer, butcher, baker and gift shop) and a huge recently-revamped Intermarché. There’S also a fabulous “abbatiale” (like a mini cathedral), with underground Roman stream. People are very friendly: it really is a lovely place to live. There are medical centres in Airvault and surrounding villages and seeing a doctor is incredibly easy. Excellent nursery facilities and school, too. We are including most of the furniture in the sale.
